Florida roofing, explained properly
What a roof actually costs here, what the building code requires, and what Florida law says about your roof and your insurance — with the statute cited, so you can check it.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3An estimator calls you with the price. Shingle, metal or flat — a real number for your roof, not a screen guess.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.

Shingle, tile or metal — which roof is right for a Florida home?
For most Florida homes, architectural shingle is the right answer: it is the cheapest to install at roughly $11,000–$20,000 on a 22–26 square roof, performs well in wind when correctly fastened, and lasts 15–20 years here.

How do I know if my roof needs replacing?
A Florida roof generally needs replacing rather than repairing when it shows several of these at once: heavy granule loss, leaks in more than one part of the house, widespread lifted or creased shingles after a storm, soft or spongy decking, daylight visible in the attic, a third repair in two years, or an age past 15–20 years with the underlayment never replaced.

How do you finance a new roof in Florida?
Most Florida roof replacements are paid for one of four ways: insurance proceeds when a covered storm caused the damage, contractor-arranged financing through a lender like Service Finance, a home equity loan or line of credit, or cash.

Questions homeowners ask
What areas does JAC Builders serve?
Two Florida metros, on two separate phone lines. The Gulf Coast division covers Tampa Bay — Tampa, St. Petersburg, Clearwater, Brandon, Riverview, Wesley Chapel, Land O'Lakes, New Port Richey, Spring Hill, Sarasota and Palmetto — from our office in Odessa. The Central Florida division covers Greater Orlando, including Kissimmee, St. Cloud, Winter Park, Winter Garden, Clermont, Lakeland and Winter Haven.
Is the roof inspection really free?
Yes. Inspection, photographs and a written roof report, with no obligation, whether or not you hire us. You keep the report.
How much does a roof replacement cost in Florida?
Roofing is priced per square — 100 sq ft of roof. A single-storey 2,000 sq ft Florida home is usually 22–26 squares. On that, architectural shingle generally runs $11,000–$20,000, concrete tile $25,000–$55,000 and standing-seam metal $20,000–$45,000. Market ranges, not quotes — pitch, storeys, layer count and decking condition move them. The free inspection produces your number.
Are you licensed and insured?
Yes. JAC Builders holds Florida state certifications as a certified general contractor (CGC1531030) and a certified roofing contractor (CCC1334352), and carries general liability and workers' compensation coverage. We'll provide the certificates before work starts.
Do you help with insurance claims?
Yes, up to the line the law draws. We document the damage thoroughly, give you a written photographic report, and meet your adjuster on the roof. We don't file on your behalf, take an assignment of benefits, or offer to cover deductibles — Florida law is specific about all three.
Do you offer financing?
Yes, through Service Finance — plans from around $99.59 a month, a 12-month no-interest option, longer fixed-rate terms, and no prepayment penalty.
How long does a roof replacement take?
Most single-family shingle roofs are done in one to two days. Tile and metal typically run three to six days because the material is heavier and the detailing is slower.
Do you do work other than roofing?
Yes. JAC Builders is a certified general contractor as well as a roofing contractor — gutters, soffit and fascia, solar, exterior and interior renovation, drywall and paint, and custom projects.
Free roof inspection. Written report. No obligation.
