How do I know if my roof needs replacing?

A Florida roof generally needs replacing rather than repairing when it shows several of these at once: heavy granule loss, leaks in more than one part of the house, widespread lifted or creased shingles after a storm, soft or spongy decking, daylight visible in the attic, a third repair in two years, or an age past 15–20 years with the underlayment never replaced.

What’s the address?

We measure the roof at this exact address.

How do I know if my roof needs replacing?

1. Granules filling the gutters

A handful after installation is normal. A steady accumulation years later means the mat is losing its UV protection, and that process does not reverse.

2. Leaks in more than one place

One leak is a repair. Leaks in separate parts of the house at the same time usually means the underlayment has failed rather than that you have several unrelated holes.

3. Lifted, curled or creased shingles

A crease across a shingle is a broken seal strip from wind. The shingle looks fine from the ground and will come off in the next storm.

4. Soft decking underfoot

If the roof feels spongy to walk on, the plywood has been wet for a long time. Fasteners won't hold in it, so the surface above it can't be relied on either.

5. Daylight or wet insulation in the attic

The most direct evidence available. Go up with a torch off, on a bright day, and look at the underside of the deck for light, staining and dark streaks around the nails.

6. A third repair inside two years

At that point the repairs are a payment plan for a roof you haven't agreed to buy yet. Add them up against a replacement before authorising the next one.

7. The insurer is asking questions

A non-renewal notice or a roof-condition demand is itself a signal. Sometimes a documented inspection resolves it; sometimes the carrier is reading the roof correctly.

So when should a Florida roof be replaced?

On age alone: architectural shingle at about 15-20 years, flat tile underlayment at 20-25, metal at 40-plus. But age is the weakest of the signals on this page -- a 12-year-old roof with soft decking and three repairs behind it is finished, and a well-built 18-year-old roof with none of these symptoms is not. The practical trigger for most Florida homeowners is the insurer rather than the calendar: once a carrier starts asking, the decision has usually been made for you.

Related questions

Can I just add a layer over the old shingles?

Florida code restricts recovering, and we don't do it. It hides the decking, adds weight, traps heat, and shortens the life of the new layer.

My roof looks fine from the ground — am I okay?

The things that end a Florida roof — broken seal strips, failed pipe boots, brittle underlayment — are all invisible from the ground. That's the entire reason the inspection is free.

Does a leak always mean a new roof?

No, and most don't. A single leak around a penetration or a flashing is a repair on a sound roof.
