Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3An estimator calls you with the price. Shingle, metal or flat — a real number for your roof, not a screen guess.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Roofing in Sarasota
Sarasota's city limits take in barrier islands — Lido, St. Armands, Bird Key and the northern part of Siesta Key — so there is direct open-Gulf and salt-air exposure inside the city. Median build year 1976, and the city has a notable stock of mid-century homes with flat and low-slope roofs, a look the Sarasota School of Architecture made famous between 1941 and 1966.
What's on the roofs here. Barrel and flat tile on the keys and in the older waterfront neighbourhoods; low-slope membrane on the mid-century stock, which is specialist work; shingle through Palmer Ranch and the inland subdivisions.
Recent storms. Milton made landfall at Siesta Key at 8:30pm on 9 October 2024. Venice Beach measured a 107 mph gust and Sarasota-Bradenton 102 — the highest readings in the state — with 6–9 ft of surge from Venice south and an isolated 10 ft at Manasota Key. Ian had already produced an 86 mph gust here two years earlier.
Neighbourhoods we work in: Siesta Key, Lido Key, Bird Key, Palmer Ranch, Gulf Gate, Downtown Sarasota.

Sarasota — the local questions
Who issues the roof permit in Sarasota?
City of Sarasota Building and Permitting (Development Services) inside the city; Sarasota County for the much larger unincorporated area around it. We pull the permit in our own licence number — CCC1334352 — and we are there for the final inspection.
What does the building code require on a Sarasota reroof?
All of Sarasota County is inside the wind-borne debris region — the highest design wind speeds anywhere we work. The city itself runs about 145–149 mph, and south of here Venice, North Port and Englewood exceed 150. Separately, and statewide, Florida requires sealed-roof-deck underlayment on every roof replacement, and homes permitted before the Florida Building Code took effect also need the deck re-nailed with ring-shank nails at six inches on centre once the covering comes off — 'before the code' meaning permitted before 1 March 2002.
How old are roofs in Sarasota?
Median build year 1976 — the typical Sarasota home is about 50 years old, so a large share of this stock is already on its second or third roof and the underlayment question is a live one.
How fast can you get to Sarasota?
Sarasota is about 55 miles from our Odessa office, so it's a routine run for the Tampa Bay crews rather than a special trip. Call (813) 920-9644 and you'll get a real date.
What does a roof replacement cost in Sarasota?
Roofing is priced per square — 100 sq ft of roof. On a 22–26 square roof, architectural shingle generally runs $11,000–$20,000 and concrete tile $25,000–$55,000 across both our metros. Pitch, storeys, layer count and decking condition move it. Market ranges, not a quote — the free inspection produces your number.
