Shingle Roofing · Florida
Architectural shingle is what most Florida homes get, and the difference between a 15-year roof and a 25-year roof is almost never the shingle itself — it's the underlayment, the fastening pattern, the metal and the ventilation underneath it.
Step 1 of 2
Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Architectural shingle is what most Florida homes get, and the difference between a 15-year roof and a 25-year roof is almost never the shingle itself — it's the underlayment, the fastening pattern, the metal and the ventilation underneath it. We're an Owens Corning Preferred Contractor and we install the system, not just the top layer.
Typical Florida range: $500–$850 per square installed — $11,000–$20,000 on a 22–26 square roof. That is a market range for comparison, not a quote — the free inspection produces your actual number.
Financing available — plans from $99.59/month through Service Finance, with a 12-month no-interest option and no prepayment penalty. See the options.
Granule loss is the shingle's sunscreen coming off. Some shedding is normal in the first months after install; a steady stream years in means the mat underneath is being exposed.
Usually a failed seal strip from wind, or heat cupping on a roof with inadequate ventilation. Both are wind-uplift risks in the next storm.
That's algae, not dirt, and it's near-universal on Florida roofs. It doesn't shorten roof life much, but algae-resistant shingles and zinc or copper strips at the ridge prevent it.
Under-ventilated attics bake the shingles from underneath and can halve their service life. Ridge ventilation and adequate soffit intake is part of a proper replacement, not an upsell.
Fastening pattern is what a shingle's wind rating actually depends on. Shiners and over-driven nails are the most common reason a 130 mph shingle fails at 90 mph.
JAC Builders' own job photography — our crews, our projects, across both divisions.
Tampa Bay and Central Florida are separate divisions with separate crews and separate numbers. You get the one that actually covers your address.
We photograph every slope, assess condition and remaining life, document any storm damage, and put it in writing. You keep the report whether or not you hire us.
An itemised estimate — including the per-sheet decking price — the permit pulled in our name, and a crew that dries the roof in every night until it's finished.

“From start to finish the process was seamless — from the sales team, to the office help, to the crew, to the clean up. We have a 3,000 sq ft roof and the job was completed within 2 days, start to finish. Prior to starting, the crew prepped the area around our home to keep the mess neat. They are licensed & insured and provided all documentation to verify.”
“JAC Builders and Roofing did an outstanding job on my roof in half a day, including a full run roof ridge vent and patching the old ones. Everything clean and neat when they left. Everything was coordinated perfectly — materials, the dumpster and the job.”
“The roof installation was the most efficient and impressive experience I have ever had with any kind of home improvement. I cannot say enough good things about the way JAC got this job done start to finish. Our roof is beautiful!”
“JAC Builders delivered exceptional service from start to finish. They made the roofing process seamless, assisting with my insurance claim and answering all my questions. The final product exceeded my expectations.”
“Communication was on point, demo and installation was quick — just within about half a day — and my yard was debris free after all was said and done. Great workmanship quality, 10/10 would recommend.”
“JAC replaced my damaged roof. They were extremely professional at all levels of this process. Their cleanup crew was meticulous. Highly recommend this company.”
“Roof was up and done in 1 day. He made sure I had extra protection on the roof which also will help with insurance discounts. Allyson and her team were professional the entire day, made sure everything was covered and cleaned up, and came back to double check and inspect the roof.”
“I love my new roof! He helped me from A to Z — understanding the entire process, what to expect from both the insurance company as well as the roofing job itself. This was so much easier than I thought it was going to be.”
“Great roofing company. They work fast but with quality. Phil was very helpful in processing everything.”
“They were thorough and efficient. They met and exceeded my expectations.”
“Reggie and the office personnel were excellent — very professional.”
Architectural shingles are rated 25–30 years and realistically deliver about 15–20 here. That is not our estimate — InterNACHI publishes a separate life-expectancy chart for Florida homes and puts architectural shingle at 15–20 against 30 on its national chart. Older 3-tab manages 10–15. Shingle surface temperatures push past 180°F in a Florida summer with no winter recovery period, so the asphalt binder simply ages faster.
Roughly $500–$850 per square (100 sq ft) installed, so about $11,000–$20,000 on a 22–26 square roof. Pitch above 6:12 adds 15–25%, a second storey adds around 15% in labour, and complex geometry — valleys, hips, dormers — another 15–25%. Market range, not a quote.
It's a manufacturer credential — a vetted installer status that carries warranty requirements and lets us offer the system warranties Owens Corning backs. It means the underlayment, starter, field shingle, hip-and-ridge and ventilation all come from one system rather than whatever was cheapest that week.
No — modern architectural shingles are tested to high wind ratings, and correctly nailed with a sealed deck beneath them they perform well. The failures you see after storms are almost always installation failures: wrong nail placement, no starter course, or a seal strip that never bonded.
A waterproof layer that keeps water out of the house even if the shingles come off. Florida requires sealed-roof-deck underlayment on every roof replacement statewide — not just near the coast — under FBC Residential R905.1.1. On pre-2002 homes the code also requires the deck to be re-nailed with ring-shank nails at 6 inches on centre when the covering comes off. Those two things are why a Florida reroof costs what it does.
Often, yes — we'll tell you honestly when a colour is discontinued and a patch is going to be visible from the street.
Not sure about the colour? Try the colour visualiser — the full Owens Corning range on a house, plus what Florida sun, humidity and an HOA palette do to a colour once it is up.

On tile the underlayment is the waterproofing, so most Florida tile work is re-underlayment: tiles off, a new system down, the same tiles back on.
