How do you finance a new roof in Florida?

Most Florida roof replacements are paid for one of four ways: insurance proceeds when a covered storm caused the damage, contractor-arranged financing through a lender like Service Finance, a home equity loan or line of credit, or cash. JAC Builders offers financing from about $99.59 a month with a 12-month no-interest option and no prepayment penalty.

How do you finance a new roof in Florida?

Insurance proceeds

If a covered peril caused the damage, the carrier's scope less your deductible is your funding. Note that Florida law prohibits a contractor from paying, waiving or rebating your deductible — the deductible is yours, always.

What a roof loan actually is

Almost always an unsecured personal instalment loan, not a mortgage and not secured against the house -- which is why it can be approved in minutes and why the rate is higher than a home equity rate. Terms commonly run three to twelve years. The lender pays the contractor, you repay the lender, and the roof is not collateral. Two things to check on any offer: whether a promotional no-interest period charges deferred interest back to day one if you miss the window, and the total cost of credit over the full term rather than the monthly figure in the advert.

Contractor-arranged financing

We work with Service Finance. Plans start around $99.59 a month, there's a 12-month no-interest option, longer fixed-rate terms are available, and there's no prepayment penalty. It's the fastest route when a carrier deadline is driving the schedule.

Home equity

A HELOC or home equity loan usually carries the lowest rate of the borrowed options and the interest may be deductible when the funds improve the home. It's slower to arrange, which matters when you have a non-renewal deadline.

PACE and similar programs

Property-assessed financing attaches the obligation to the property tax bill. It can be convenient, but read the terms carefully — it creates a lien and can complicate a sale or refinance. Worth independent advice before signing.

What to avoid

Any arrangement that depends on a contractor covering your deductible, any assignment of benefits on a post-2023 policy, and any contract signed under pressure in the week after a hurricane. Florida built specific statutes around all three for good reason.

Related questions

Can I finance the insurance deductible?

You can finance your own out-of-pocket cost through a lender. What cannot happen is a contractor absorbing or rebating the deductible — that's prohibited under Florida law.

Does financing cost more overall?

The no-interest promotional period costs nothing if it's paid within the term. Longer fixed-rate terms carry interest like any loan — ask for the total cost of credit, not just the monthly payment.

Do you require payment up front?

Florida regulates contractor deposits. We work to a documented schedule tied to progress, and the contract states it before anything is signed.
