How long does it take to replace a roof?

A typical Florida single-family shingle roof is a one to two day job once the crew is on site: tear off and dry-in on day one, finish on day two. Tile runs three to seven days and metal three to five. The work is rarely what sets the date — the permit, the weather window and what the decking turns out to be underneath are.

How long does it take to replace a roof?

The actual days on the roof

Shingle, single-storey, average complexity: one to two days. Tile, including re-underlayment where the tiles are lifted and relaid: three to seven. Standing seam metal: three to five. Low-slope and flat: one to three depending on the system. A complex roof — many hips, valleys, dormers and penetrations — can double any of those without the house being any bigger.

From signing to finishing, which is the number you want

Two to six weeks is the honest range in Florida, and almost none of it is roofing. Permit review is the single biggest variable and it moves by jurisdiction — some offices turn a residential reroof around in days, others in weeks. Material lead time on a stock shingle is short; on a discontinued tile profile it is not. Then the crew has to be free and the weather has to hold.

What actually delays a Florida reroof

Rain, obviously — but not the way people think. A crew will not tear off more than it can dry in before the afternoon storm, so wet-season work goes in smaller bites rather than stopping. The real delays are permit review, a decking surprise once the old covering is off, and on a pre-2002 home the re-nailing the code requires. That last one is foreseeable and should be priced before it is found.

Do I need to move out?

No. It is loud, it is dusty in the attic, and there will be a dumpster and a crew on the drive from early. Pets are the real consideration — the noise is severe at ground level — and anything hanging on walls directly under the deck is worth taking down for the day. You do not need to be home, though somebody reachable by phone helps if the decking throws up a decision.

What the most expensive part is

Not the shingles. Labour is the largest line on nearly every reroof, and decking replacement is the one that moves most between the estimate and the invoice — which is exactly why the per-sheet price should be on the estimate before anyone starts, not discovered afterwards.

How long does it take to roof a 1,500 sq ft house?

One day for a straightforward single-storey shingle roof, two if the pitch is steep, the roof is complex or decking has to be replaced. Square footage matters far less than the number of planes, valleys and penetrations.

How long do roofers work in a day?

Typically a 7am start and finishing mid-afternoon in summer, because Florida heat on a roof surface after about 2pm is genuinely dangerous and the afternoon storm arrives on a schedule. Early starts are not the crew being inconsiderate — they are how the job gets done safely.

Should I stay home during a roof replacement?

You do not need to. Being reachable by phone is worth more than being present, because the one genuine decision point is what the decking looks like once the old covering is off.

What is the most expensive part of replacing a roof?

Labour, then decking. The covering itself is usually a smaller share of the total than homeowners expect, which is why upgrading from a standard to a premium shingle changes the price less than people assume.

Can a roof be replaced in one day?

A simple single-storey shingle roof, yes, and it happens often. What cannot be compressed is the permit beforehand and the inspection afterwards.
