Commercial Roofing · Florida
Commercial roofing is a logistics problem as much as a roofing one: tenants, parking, deliveries, HOA notice periods, and a building that has to keep operating while the roof comes off.
Step 1 of 2
Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Commercial roofing is a logistics problem as much as a roofing one: tenants, parking, deliveries, HOA notice periods, and a building that has to keep operating while the roof comes off. We phase the work building by building and keep every unit dried in every night.
Typical Florida range: Modified bitumen $5–$9 per square foot installed, TPO $6–$11; phased multi-building work is quoted per building. That is a market range for comparison, not a quote — the free inspection produces your actual number.
Standing water more than 48 hours after rain means a drainage problem, not just a membrane problem. Tapered insulation or additional drains usually has to be part of the fix.
Seams are the weak point on any single-ply system. Caught early they're a repair; left alone they wet the insulation and turn into a tear-off.
Boards need scope, phasing, a schedule and a per-building number they can take to owners. We write proposals to be read by a board, not just by a property manager.
Retail and office work gets staged around operating hours, with parking and deliveries mapped before the first truck shows up.
Multi-building claims need per-building documentation or the adjuster averages them. We photograph and report by building and by roof plane.
JAC Builders' own job photography — our crews, our projects, across both divisions.
Tampa Bay and Central Florida are separate divisions with separate crews and separate numbers. You get the one that actually covers your address.
We photograph every slope, assess condition and remaining life, document any storm damage, and put it in writing. You keep the report whether or not you hire us.
An itemised estimate — including the per-sheet decking price — the permit pulled in our name, and a crew that dries the roof in every night until it's finished.

“From start to finish the process was seamless — from the sales team, to the office help, to the crew, to the clean up. We have a 3,000 sq ft roof and the job was completed within 2 days, start to finish. Prior to starting, the crew prepped the area around our home to keep the mess neat. They are licensed & insured and provided all documentation to verify.”
“JAC Builders delivered exceptional service from start to finish. They made the roofing process seamless, assisting with my insurance claim and answering all my questions. The final product exceeded my expectations.”
“JAC Builders and Roofing did an outstanding job on my roof in half a day, including a full run roof ridge vent and patching the old ones. Everything clean and neat when they left. Everything was coordinated perfectly — materials, the dumpster and the job.”
“Communication was on point, demo and installation was quick — just within about half a day — and my yard was debris free after all was said and done. Great workmanship quality, 10/10 would recommend.”
“JAC replaced my damaged roof. They were extremely professional at all levels of this process. Their cleanup crew was meticulous. Highly recommend this company.”
“Roof was up and done in 1 day. He made sure I had extra protection on the roof which also will help with insurance discounts. Allyson and her team were professional the entire day, made sure everything was covered and cleaned up, and came back to double check and inspect the roof.”
“The roof installation was the most efficient and impressive experience I have ever had with any kind of home improvement. I cannot say enough good things about the way JAC got this job done start to finish. Our roof is beautiful!”
“I love my new roof! He helped me from A to Z — understanding the entire process, what to expect from both the insurance company as well as the roofing job itself. This was so much easier than I thought it was going to be.”
“Great roofing company. They work fast but with quality. Phil was very helpful in processing everything.”
“They were thorough and efficient. They met and exceeded my expectations.”
“Reggie and the office personnel were excellent — very professional.”
Single-ply TPO, modified bitumen, metal, and tile or shingle on residential-style multi-family. The right system depends on slope, deck type, how much foot traffic the roof gets and what the mechanical layout looks like.
Modified bitumen typically runs $5–$9 per square foot installed and TPO $6–$11, with the range driven by insulation thickness, deck condition, tear-off versus recover, and how much mechanical equipment has to be worked around. Mod-bit is the cheaper of the two — worth knowing before anyone quotes you a single blended number. Multi-building work is priced per building.
Yes — that's the normal way we run condo and townhome projects. Building by building, with notice to residents, and every roof dried in before the crew leaves for the day.
Routinely. We'll walk the roofs, provide a written condition report per building, and give you a phased proposal with a schedule you can put in front of owners.
Less than the warranty suggests. A TPO membrane carries a 20–30 year warranty but realistically gives 15–20 years in Florida, and InterNACHI's Florida chart is harsher still at 10–12. Modified bitumen runs 10–20. UV is the limiting factor and reflective membranes hold up noticeably better.
Yes — JAC Builders holds a certified general contractor licence (CGC1531030) and a certified roofing licence (CCC1334352), both state-level certifications valid throughout Florida.

Architectural shingle installed as a complete system: underlayment, fastening pattern, metal and ventilation. Owens Corning Platinum Preferred.

On tile the underlayment is the waterproofing, so most Florida tile work is re-underlayment: tiles off, a new system down, the same tiles back on.
