Roof Repair · Florida
Not every roof needs replacing. A leak around a pipe boot, a lifted ridge cap, failed valley flashing or a handful of cracked tiles are repairs — and we'd rather tell you that than sell you a roof you don't need yet.
Step 1 of 2
Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Not every roof needs replacing. A leak around a pipe boot, a lifted ridge cap, failed valley flashing or a handful of cracked tiles are repairs — and we'd rather tell you that than sell you a roof you don't need yet. We also tell you straight when a repair is only buying months.
Typical Florida range: $350–$1,500 for most leak repairs, with the majority landing $450–$900; small shingle or tile patches from around $300. That is a market range for comparison, not a quote — the free inspection produces your actual number.
The wet spot is almost never under the hole. Water travels along the decking and down rafters before it shows. We trace it from above, not from the attic guess.
If shingles came off, the ones still up there have been through the same wind. The seal strip is what fails first, and it fails invisibly from the ground.
On a tile roof the tile is the rain screen, not the waterproofing — the underlayment is. Broken tiles are cheap to swap and expensive to ignore, because the sun then cooks the underlayment they were shading.
Rubber pipe boots are the single most common leak point on a Florida roof and they typically fail years before the shingles do. UV cracks the collar; the roof around it is fine.
Valleys carry the most water on the roof. Flashing that has lifted or corroded there will leak in every storm until it's redone, no matter how good the field shingles look.
Wind gets under a lifted soffit panel and pressurises the attic — which is how roofs come off in hurricanes. It also lets wasps and water in year-round.
JAC Builders' own job photography — our crews, our projects, across both divisions.
Tampa Bay and Central Florida are separate divisions with separate crews and separate numbers. You get the one that actually covers your address.
We photograph every slope, assess condition and remaining life, document any storm damage, and put it in writing. You keep the report whether or not you hire us.
An itemised estimate — including the per-sheet decking price — the permit pulled in our name, and a crew that dries the roof in every night until it's finished.

“From start to finish the process was seamless — from the sales team, to the office help, to the crew, to the clean up. We have a 3,000 sq ft roof and the job was completed within 2 days, start to finish. Prior to starting, the crew prepped the area around our home to keep the mess neat. They are licensed & insured and provided all documentation to verify.”
“JAC Builders delivered exceptional service from start to finish. They made the roofing process seamless, assisting with my insurance claim and answering all my questions. The final product exceeded my expectations.”
“JAC Builders and Roofing did an outstanding job on my roof in half a day, including a full run roof ridge vent and patching the old ones. Everything clean and neat when they left. Everything was coordinated perfectly — materials, the dumpster and the job.”
“Communication was on point, demo and installation was quick — just within about half a day — and my yard was debris free after all was said and done. Great workmanship quality, 10/10 would recommend.”
“JAC replaced my damaged roof. They were extremely professional at all levels of this process. Their cleanup crew was meticulous. Highly recommend this company.”
“Roof was up and done in 1 day. He made sure I had extra protection on the roof which also will help with insurance discounts. Allyson and her team were professional the entire day, made sure everything was covered and cleaned up, and came back to double check and inspect the roof.”
“The roof installation was the most efficient and impressive experience I have ever had with any kind of home improvement. I cannot say enough good things about the way JAC got this job done start to finish. Our roof is beautiful!”
“I love my new roof! He helped me from A to Z — understanding the entire process, what to expect from both the insurance company as well as the roofing job itself. This was so much easier than I thought it was going to be.”
“Great roofing company. They work fast but with quality. Phil was very helpful in processing everything.”
“They were thorough and efficient. They met and exceeded my expectations.”
“Reggie and the office personnel were excellent — very professional.”
Most single-point leak repairs run about $400–$1,500. Small shingle or tile patches start around $350; valley flashing, larger sections of decking, or work that needs staging on a two-storey or steep roof costs more. You get the number in writing after the inspection, before anything starts.
If the roof is under roughly 12 years old, the underlayment is sound, and the problem is localised, repair is the right call. If you're on your third leak in two years, or the underlayment has gone brittle, repairs become a way of spending replacement money slowly.
The Florida Building Code limits how much of a roof section can be repaired, replaced or recovered in any twelve-month period to 25% before the whole system has to come up to current code. Since SB 4-D in 2022, roofs permitted under the 2007 Florida Building Code or later — in force from 1 March 2009 — only need the repaired portion to comply. Roofs older than that can still trigger a full replacement. We check the permit record first.
If water is actively coming in, emergency tarping or shrink-wrap is the first thing we do — it stops the interior damage while the real repair gets scheduled, and most carriers expect you to take reasonable steps to prevent further damage.
A repair done by a licensed roofing contractor using compatible materials does not. A repair done badly by an unlicensed one can, and will also show up on your next 4-point inspection.

On tile the underlayment is the waterproofing, so most Florida tile work is re-underlayment: tiles off, a new system down, the same tiles back on.
