What should I do first after hurricane roof damage?

Make the house safe, stop further water entry, then document everything before it is disturbed. In that order. Photograph the damage and the interior, keep every receipt including emergency tarping, and notify your insurer — under Florida's 2022 reforms (SB 2-A) you generally have one year from the date of loss to give notice of a new claim, and 18 months for a supplemental claim.

What’s the address?

We measure the roof at this exact address.

What should I do first after hurricane roof damage?

Hour one: safety

Stay off the roof. Treat every downed line as live, cut power to any room with water near fixtures, and leave the house if the ceiling is sagging. Nothing on the roof is worth a fall from a wet slope.

Hours one to twelve: stop the water

Emergency tarping or shrink-wrap, buckets and plastic over what you can't move. Most policies require the insured to take reasonable steps to prevent further damage — and that mitigation cost is frequently reimbursable, so keep the invoice.

Day one: document before you clean up

Photograph everything from multiple angles — roof, soffits, fascia, screens, fences, interior ceilings, wet insulation — with timestamps. Photograph the debris before you move it. Write down the date, the wind direction and what you heard; detail like that is what distinguishes a storm claim from a wear-and-tear denial.

Day one to three: notify, then get an independent inspection

Call your carrier to open the claim. Then get a roofing contractor's own documented inspection — an adjuster covering hundreds of properties after a landfall is working fast, and having your own plane-by-plane photographs changes that conversation.

What a contractor may not do, in Florida

Under s. 489.147, a contractor may not offer anything of value to induce you to file a claim — including paying, waiving or rebating your deductible — and may not solicit you door-to-door or in writing to make a claim. Assignment of benefits is prohibited on policies issued since 2023. Anyone offering those things after a storm is telling you something that is not legal.

Watch the deadlines

One year to give notice of a new or reopened claim; 18 months for a supplemental. Those windows were shortened in 2022 and a lot of homeowners are still working from the old two-year assumption.

Related questions

Should I file a claim for minor damage?

Compare the repair estimate against your hurricane deductible, which is usually a percentage of the dwelling coverage and can be substantial. Document the damage either way — you can decide later, but you can't document later.

How long does emergency tarping last?

A properly installed tarp will generally hold for 30–90 days. It is a bridge to the repair, not a repair.

Can I pick my own contractor?

Yes. You are not required to use a contractor your insurer recommends, and you are entitled to a licensed contractor of your choosing.
