Metal Roofing · Florida
Metal is the longest-lived roof you can put on a Florida house — 40 to 70 years, high wind ratings, and it sheds the heat instead of absorbing it.
Step 1 of 2
Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Metal is the longest-lived roof you can put on a Florida house — 40 to 70 years, high wind ratings, and it sheds the heat instead of absorbing it. It costs roughly two to three times a shingle roof up front, which makes it a decision about how long you're staying, not just about the roof.
Typical Florida range: $800–$1,500 per square for standing seam ($20,000–$45,000 typical); exposed-fastener 5V $650–$1,200 per square ($15,000–$28,000). That is a market range for comparison, not a quote — the free inspection produces your actual number.
Financing available — plans from $99.59/month through Service Finance, with a 12-month no-interest option and no prepayment penalty. See the options.
This is the honest case for metal. Over a 40-year ownership you're buying one roof instead of two or three, and the maths usually works out even though the first cheque is bigger.
Reflective metal roofing re-emits a large share of solar heat instead of conducting it into the attic. Real savings, though smaller than the marketing claims — expect a meaningful dent, not a halved bill.
Properly installed standing seam with concealed clips carries some of the highest uplift ratings on the market, and there are no shingles to lift and tear.
The neoprene washers on an exposed-fastener system are the maintenance item — they dry out and shrink after 10–15 years. Re-screwing is a legitimate mid-life service, not a failure.
Cosmetic waviness in flat panel areas. Striations, heavier gauge and correct clip spacing reduce it; no installer can promise it away entirely on a wide flat pan.
JAC Builders' own job photography — our crews, our projects, across both divisions.
Tampa Bay and Central Florida are separate divisions with separate crews and separate numbers. You get the one that actually covers your address.
We photograph every slope, assess condition and remaining life, document any storm damage, and put it in writing. You keep the report whether or not you hire us.
An itemised estimate — including the per-sheet decking price — the permit pulled in our name, and a crew that dries the roof in every night until it's finished.

“From start to finish the process was seamless — from the sales team, to the office help, to the crew, to the clean up. We have a 3,000 sq ft roof and the job was completed within 2 days, start to finish. Prior to starting, the crew prepped the area around our home to keep the mess neat. They are licensed & insured and provided all documentation to verify.”
“JAC Builders delivered exceptional service from start to finish. They made the roofing process seamless, assisting with my insurance claim and answering all my questions. The final product exceeded my expectations.”
“JAC Builders and Roofing did an outstanding job on my roof in half a day, including a full run roof ridge vent and patching the old ones. Everything clean and neat when they left. Everything was coordinated perfectly — materials, the dumpster and the job.”
“Communication was on point, demo and installation was quick — just within about half a day — and my yard was debris free after all was said and done. Great workmanship quality, 10/10 would recommend.”
“JAC replaced my damaged roof. They were extremely professional at all levels of this process. Their cleanup crew was meticulous. Highly recommend this company.”
“Roof was up and done in 1 day. He made sure I had extra protection on the roof which also will help with insurance discounts. Allyson and her team were professional the entire day, made sure everything was covered and cleaned up, and came back to double check and inspect the roof.”
“The roof installation was the most efficient and impressive experience I have ever had with any kind of home improvement. I cannot say enough good things about the way JAC got this job done start to finish. Our roof is beautiful!”
“I love my new roof! He helped me from A to Z — understanding the entire process, what to expect from both the insurance company as well as the roofing job itself. This was so much easier than I thought it was going to be.”
“Great roofing company. They work fast but with quality. Phil was very helpful in processing everything.”
“They were thorough and efficient. They met and exceeded my expectations.”
“Reggie and the office personnel were excellent — very professional.”
It depends which metal roof, and blending them into one number is how people get misled. A quality Galvalume standing-seam system realistically gives 40–60-plus years; a Metal Construction Association study of in-service roofs concluded at least 60. Exposed-fastener panels give 25–40, with the neoprene fastener washers needing attention at 15–25 years. Within about a mile of salt water, take years off both — corroded fasteners fail at a fraction of their design uplift load, and that, not the panel, is the real coastal risk.
Standing seam generally runs $800–$1,500 per square installed — about $20,000–$45,000 on a typical Florida roof. Exposed-fastener 5V crimp is less, roughly $650–$1,200 per square, or $15,000–$28,000. Be careful with the $300–$600 per square figure on supply websites: that is material only, before installation, and installation adds 40–60%.
It can. Carriers price off the wind mitigation inspection, and a metal roof with documented high uplift ratings and a sealed deck often scores well. Ask your agent what your specific carrier credits — the answer varies more than people expect.
Not over a solid deck with underlayment and an insulated attic beneath it, which is how every residential metal roof we install is built. The noise reputation comes from barn roofs installed over open purlins.
No. Metal does not increase the likelihood of a strike. If anything it disperses the energy of one better than combustible materials do.
Sometimes it's physically possible, but we generally don't. You can't inspect the decking through a layer you've left in place, and decking is where Florida roofs actually fail.
