What does a roof warranty actually cover?

Two separate warranties cover a new roof and they fail in different ways. The manufacturer's covers the materials — a defective shingle — and is the one marketed as "30-year" or "lifetime". The contractor's covers the installation. Almost every roof failure is installation, not material, so the workmanship warranty is the one that matters and the one most people never ask about.

What does a roof warranty actually cover?

How a "30-year" warranty actually works

It is not thirty years of full cover. Nearly all manufacturer warranties are prorated: full replacement value for an initial period — often the first ten years — then declining cover for the remainder based on the age of the roof. By year twenty-five the cover left on a thirty-year shingle is frequently a small fraction of what a new roof costs. The number in the name is the term, not the protection.

Materials versus workmanship

A manufacturer warranty pays for defective shingles. It does not pay for a shingle fastened in the wrong place, a valley detailed badly, or flashing that was never sealed. Those are workmanship, they are the overwhelming majority of real roof failures, and they are covered only by the contractor — which makes the question "how long is your workmanship warranty, and in writing?" the single most useful thing to ask a roofer.

System warranties, and why certification matters

Where a contractor holds a manufacturer's top certification, they can usually register an upgraded system warranty that covers workmanship as well as material and is backed by the manufacturer rather than the contractor alone. JAC is an Owens Corning "Platinum Preferred" contractor, which is what makes the Platinum Protection warranty available on our work. That backing is the practical difference between a certification being a logo and being worth something.

What voids a roof warranty

Pressure washing. Walking on tile. A satellite dish or solar array fastened through the covering by somebody else. Repairs by another contractor. Inadequate ventilation — which is a common one in Florida and is usually the installer's fault rather than the homeowner's. And on most manufacturer warranties, failure to register within the stated window after completion.

What a warranty is worth in Florida specifically

Less than in most states, because the thing most likely to end a Florida roof early is a named storm, and no warranty covers wind damage — that is insurance. What a warranty genuinely protects against here is a bad install surfacing in year three and a defective batch surfacing in year eight. Both are real; neither is a hurricane.

Related questions

How does a 30-year roof warranty work?

Usually as full cover for an initial period, then prorated cover declining with the age of the roof. The term is thirty years; the full protection almost never is. Read which years are which before treating it as a thirty-year guarantee.

Is a roof warranty transferable when I sell?

Often once, sometimes within a limited window after the sale, and sometimes for a fee. It is worth confirming before closing rather than after, because an untransferred warranty is simply gone.

What is a workmanship warranty and how long should it be?

It covers the installation rather than the materials, which is where nearly all roof failures actually originate. Lengths vary widely across Florida roofers. What matters more than the number is whether it is written down and whether the company offering it will still exist to honour it.

Does a warranty cover storm damage?

No. Wind, hail and named storms are insurance, not warranty, on every manufacturer and workmanship warranty we have seen. A warranty covers defects and bad installation.

Do I have to register the warranty?

On most manufacturer warranties, yes, and within a stated window after completion — missing it can reduce the cover to the basic term. We register ours as part of closing the job rather than leaving it to the homeowner.
