Roof Replacement
Full tear-off, decking inspected and repaired, then a complete system installed — usually one to two days on a typical Florida single-family home.

Florida roofs are priced per square — 100 square feet of roof surface — and a single-storey 2,000 square foot home is usually 22–26 squares. On that size, a full replacement in the Tampa Bay or Orlando market generally runs $11,000–$20,000 for architectural asphalt shingle, $25,000–$55,000 for concrete tile, $35,000–$65,000 for clay tile and $20,000–$45,000 for standing-seam metal. Flat systems are priced by area: modified bitumen $5–$9 per square foot, TPO $6–$11.

Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Roofing is priced per square — 100 square feet of roof surface, not of floor area. A single-storey 2,000 sq ft house with a typical hip roof is usually 22–26 squares once pitch and overhangs are counted. A two-storey 2,000 sq ft house has half the footprint and can be as little as 12–16. This is why a 'cost per home' number is close to meaningless on its own, and why the first thing to compare between two quotes is the square count, not the price.
Pitch above 6:12 adds roughly 15–25% — steep roofs need staging and slow everything down. A second storey adds about 15% in labour, a third closer to 30%. Complex geometry — valleys, dormers, hips, skylights — adds another 15–25%. Tearing off a second layer roughly doubles disposal weight and the labour that goes with it. Permit fees run about $250–$450 in Hillsborough, $300–$550 in Pinellas, $180–$320 in Pasco, $200–$400 in Polk and $300–$800 in Orange County, where they are valuation-based. On tile, whether the existing tiles can be salvaged and relaid is worth thousands.
Architectural shingle runs roughly $500–$850 per square installed in these markets. Concrete tile is about $1,000–$2,000 and clay $1,400–$2,800. Standing-seam metal is $800–$1,500, while exposed-fastener 5V crimp sits below that at $650–$1,200. Low-slope systems are priced by area instead: modified bitumen $5–$9 per square foot, TPO $6–$11. Watch for supply-house pricing quoted per square on metal — those figures are usually material only, and installation adds another 40–60%.
Homeowner-reported averages put Tampa roof replacement around $13,400 and Orlando around $10,500. Florida contractors' own published guides run 30–60% higher. Both are honest. The aggregator averages mix partial replacements, single-slope repairs and insurance-scope work in with full tear-offs, which pulls them down. A complete tear-off-to-deck replacement with a code-compliant sealed deck sits at the upper end of those ranges, not the middle — and that is the job being quoted here.
Decking. Nobody knows how much rotten plywood is under a Florida roof until the old roof comes off. An honest quote states the per-sheet price up front so the number can't move arbitrarily on the day. Ask for it in writing.
It changes who pays, not what it costs. If a covered storm caused the damage, your carrier's scope and your deductible determine your share. Florida law prohibits a contractor from offering to cover or rebate your deductible, so any quote built around that is one you should walk away from.
Sometimes. But check that the cheap one includes tear-off rather than a layover, a code-compliant secondary water barrier, new drip edge and valley metal, and the permit. Those four items are where the money disappears from a low bid.

Stricter code — Florida requires wind-resistant fastening, secondary water barriers in wind-borne debris regions, and permitted inspections — plus higher contractor insurance costs and a labour market that is permanently tight after storm seasons.
You can get a range over the phone. You can't get a quote, because nobody has seen the roof. Any firm number given sight-unseen is a number that will change.
Partial replacements are quoted by area but carry a disproportionate share of setup cost, so the per-square price is higher. Two other things to weigh: Florida's 25% rule limits how much can be replaced before the whole system has to meet current code, and Citizens scores a partially replaced roof on the age of its oldest section — so a patch may not buy you the insurance outcome you were hoping for.

On tile the underlayment is the waterproofing, so most Florida tile work is re-underlayment: tiles off, a new system down, the same tiles back on.
