Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3An estimator calls you with the price. Shingle, metal or flat — a real number for your roof, not a screen guess.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Roofing in Largo
Largo has the oldest housing stock of anywhere we have added recently — a 1977 median, meaning the typical roof is on its second or third covering. It also holds one of the densest concentrations of manufactured and mobile-home parks in Pinellas, which is a different job again: those roofs are re-covered, not torn off, and the permit path is its own. The 145 mph countywide amendment applies to all of it.
What's on the roofs here. Shingle on the great majority of the site-built stock, with a large share of metal roof-overs across the manufactured-home parks. Tile appears mainly in the 1990s developments on the Belleair side.
Recent storms. Helene put 6.67 ft above normal high water across the Clearwater Beach gauge on 26 September 2024 — the highest reading there of any storm since Irma, and nearly three feet above Idalia. Largo sits inland of the beach, which spared the worst of the water but not the wind: Milton followed two weeks later before most tarps had come off.
Neighbourhoods we work in: Harbor Bluffs, Ridgecrest, East Largo, Belleair Bluffs, Largo Central Park.

Largo — the local questions
Who issues the roof permit in Largo?
City of Largo Building Services inside the city; Pinellas County Building Services for the unincorporated pockets around it. We pull the permit in our own licence number — CCC1334352 — and we are there for the final inspection.
What does the building code require on a Largo reroof?
All of Pinellas County is inside the wind-borne debris region, and the county did not adopt the state map as drawn — a local amendment fixes the design wind speed at 145 mph countywide. Largo is inland of the beaches, but the code makes no allowance for that. Separately, and statewide, Florida requires sealed-roof-deck underlayment on every roof replacement, and homes permitted before the Florida Building Code took effect also need the deck re-nailed with ring-shank nails at six inches on centre once the covering comes off — 'before the code' meaning permitted before 1 March 2002.
How old are roofs in Largo?
Median build year 1977 — the typical Largo home is about 49 years old, so a large share of this stock is already on its second or third roof and the underlayment question is a live one.
How fast can you get to Largo?
Largo is about 27 miles from our Odessa office, so it's a routine run for the Tampa Bay crews rather than a special trip. Call (813) 920-9644 and you'll get a real date.
What does a roof replacement cost in Largo?
Roofing is priced per square — 100 sq ft of roof. On a 22–26 square roof, architectural shingle generally runs $11,000–$20,000 and concrete tile $25,000–$55,000 across both our metros. Pitch, storeys, layer count and decking condition move it. Market ranges, not a quote — the free inspection produces your number.
