Roof Replacement · Florida
Most Florida roofs get replaced for one of three reasons: a storm took it, the underlayment aged out, or the insurance carrier gave a deadline.
Step 1 of 2
Pricing your roof…
One momentThey will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Most Florida roofs get replaced for one of three reasons: a storm took it, the underlayment aged out, or the insurance carrier gave a deadline. We tear off, inspect and repair the decking, and install a complete system — not just the top layer — usually in one to two days on a typical single-family home.
Typical Florida range: $11,000–$20,000 for architectural shingle on a 22–26 square roof (a typical single-storey 2,000 sq ft Florida home); tile and metal run higher. That is a market range for comparison, not a quote — the free inspection produces your actual number.
Financing available — plans from $99.59/month through Service Finance, with a 12-month no-interest option and no prepayment penalty. See the options.
This is now the most common reason a Florida homeowner calls a roofer. Bring us the letter — the deadline in it usually sets the whole schedule, and the fix is sometimes a documented inspection rather than a replacement.
Florida insurers scrutinise roofs hard at the 15-year mark. A roof with documented remaining life can stay insured; one without documentation often can't get a quote at any price.
Wind damage is rarely limited to what you can see from the driveway. We photograph the whole roof plane by plane so you have evidence before anyone files anything.
Multiple leak points in different parts of the house usually means the underlayment has failed, not that you have several unrelated holes. Patching that is money spent twice.
Florida code limits a repair to 25% of a roof section in any twelve months before the whole system has to come up to current code — unless the roof was permitted under the 2007 code or later. We'll tell you plainly which side of that line your job falls on.
Plywood that has been wet for years won't hold a fastener. It gets found on tear-off day, and an honest contractor prices it as a per-sheet line item up front rather than a surprise.
JAC Builders' own job photography — our crews, our projects, across both divisions.
Tampa Bay and Central Florida are separate divisions with separate crews and separate numbers. You get the one that actually covers your address.
We photograph every slope, assess condition and remaining life, document any storm damage, and put it in writing. You keep the report whether or not you hire us.
An itemised estimate — including the per-sheet decking price — the permit pulled in our name, and a crew that dries the roof in every night until it's finished.

“From start to finish the process was seamless — from the sales team, to the office help, to the crew, to the clean up. We have a 3,000 sq ft roof and the job was completed within 2 days, start to finish. Prior to starting, the crew prepped the area around our home to keep the mess neat. They are licensed & insured and provided all documentation to verify.”
“JAC Builders delivered exceptional service from start to finish. They made the roofing process seamless, assisting with my insurance claim and answering all my questions. The final product exceeded my expectations.”
“JAC Builders and Roofing did an outstanding job on my roof in half a day, including a full run roof ridge vent and patching the old ones. Everything clean and neat when they left. Everything was coordinated perfectly — materials, the dumpster and the job.”
“Communication was on point, demo and installation was quick — just within about half a day — and my yard was debris free after all was said and done. Great workmanship quality, 10/10 would recommend.”
“JAC replaced my damaged roof. They were extremely professional at all levels of this process. Their cleanup crew was meticulous. Highly recommend this company.”
“Roof was up and done in 1 day. He made sure I had extra protection on the roof which also will help with insurance discounts. Allyson and her team were professional the entire day, made sure everything was covered and cleaned up, and came back to double check and inspect the roof.”
“The roof installation was the most efficient and impressive experience I have ever had with any kind of home improvement. I cannot say enough good things about the way JAC got this job done start to finish. Our roof is beautiful!”
“I love my new roof! He helped me from A to Z — understanding the entire process, what to expect from both the insurance company as well as the roofing job itself. This was so much easier than I thought it was going to be.”
“Great roofing company. They work fast but with quality. Phil was very helpful in processing everything.”
“They were thorough and efficient. They met and exceeded my expectations.”
“Reggie and the office personnel were excellent — very professional.”
Roofing is priced per square — 100 square feet of roof surface. A single-storey 2,000 sq ft Florida home is usually 22–26 squares once pitch and overhangs are counted; a two-storey one can be as little as 12–16. On 22–26 squares, architectural shingle generally runs $11,000–$20,000 installed ($500–$850 per square), concrete tile $25,000–$55,000, clay tile $35,000–$65,000 and standing-seam metal $20,000–$45,000. Flat systems are priced by area: modified bitumen $5–$9 per square foot, TPO $6–$11. Those are Florida market ranges, not a quote.
Most single-family shingle roofs are a one- to two-day job: tear-off and dry-in on day one, finish on day two. Tile and metal take longer — typically three to six days — because the material is heavier and the detail work around valleys, hips and penetrations is slower.
Insurance covers sudden damage from a covered peril — wind, hail, a tree — not age or wear. If a storm is what started this, document it before anything else. We inspect, photograph and give you a written report. Filing the claim is your call and your conversation with your carrier; Florida law is specific about what a contractor may and may not do around a claim, and we stay on the right side of it.
That depends on the 25% rule and on your roof's permit date. Florida's SB 4-D (2022, now s. 553.844(5) F.S.) says that if the existing roof was built or replaced to the 2007 Florida Building Code or later — that code took effect 1 March 2009 — only the repaired portion has to meet current code, so a partial repair is legal however large it is. A roof permitted before that still triggers full replacement of the roof section once you pass 25% in any twelve months. We check the permit record before quoting.
Tear-off and disposal; decking inspection with rotten sheets replaced at roughly $85–$140 a sheet; deck re-nailing where the code requires it; a code-compliant sealed-deck underlayment; new drip edge and metal; valley and penetration flashing; ridge ventilation; the field material; and the permit and final inspection. Permit fees run roughly $250–$450 in Hillsborough, $300–$550 in Pinellas, $180–$320 in Pasco and $300–$800 in Orange County. If a quote doesn't itemise the dry-in and the metal, you're comparing two different jobs.
Yes — through Service Finance, with plans starting around $99.59 a month and a 12-month no-interest option. Longer fixed-rate terms are available, and there's no prepayment penalty.
Always, in our own licence number. A roof replacement in every county we work in requires a permit and a final inspection. A roof done without one is a problem at resale, a problem at claim time, and a roof an insurer can decline to cover.
Homeowner-reported averages on sites like Angi land noticeably lower — around $13,400 for Tampa and $10,500 for Orlando — because those averages mix partial replacements, single-slope work and insurance-scope jobs in with full tear-offs. A complete tear-off-to-deck replacement with code-compliant underlayment sits at the upper end of those ranges, not the middle. We'd rather explain the gap than pretend it isn't there.

On tile the underlayment is the waterproofing, so most Florida tile work is re-underlayment: tiles off, a new system down, the same tiles back on.
