Roof replacement in Greater Orlando

Most Florida roofs get replaced for one of three reasons: a storm took it, the underlayment aged out, or the insurance carrier gave a deadline.

Roof Replacement in Greater Orlando

Central Florida replacements are mostly age-driven rather than storm-driven. The nineties and early-2000s subdivisions are reaching the end of a first covering together, and the trigger is usually an insurer's letter rather than visible damage. Where there is architectural review, colour and profile approval has to happen before the material is ordered, not after -- we handle that submission as part of the job.

The housing stock here

Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.

What the code asks for

Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.

The storms this market is working through

Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.

Typical Florida range: $11,000–$20,000 for architectural shingle on a 22–26 square roof (a typical single-storey 2,000 sq ft Florida home); tile and metal run higher. A market range for comparison, not a quote — the free inspection produces your number.

Roof Replacement questions, answered

How much does a roof replacement cost in Florida?

Roofing is priced per square — 100 square feet of roof surface. A single-storey 2,000 sq ft Florida home is usually 22–26 squares once pitch and overhangs are counted; a two-storey one can be as little as 12–16. On 22–26 squares, architectural shingle generally runs $11,000–$20,000 installed ($500–$850 per square), concrete tile $25,000–$55,000, clay tile $35,000–$65,000 and standing-seam metal $20,000–$45,000. Flat systems are priced by area: modified bitumen $5–$9 per square foot, TPO $6–$11. Those are Florida market ranges, not a quote.

How long does a roof replacement take?

Most single-family shingle roofs are a one- to two-day job: tear-off and dry-in on day one, finish on day two. Tile and metal take longer — typically three to six days — because the material is heavier and the detail work around valleys, hips and penetrations is slower.

Will my homeowners insurance pay for a new roof?

Insurance covers sudden damage from a covered peril — wind, hail, a tree — not age or wear. If a storm is what started this, document it before anything else. We inspect, photograph and give you a written report. Filing the claim is your call and your conversation with your carrier; Florida law is specific about what a contractor may and may not do around a claim, and we stay on the right side of it.

Do I have to replace the whole roof, or can you repair part of it?

That depends on the 25% rule and on your roof's permit date. Florida's SB 4-D (2022, now s. 553.844(5) F.S.) says that if the existing roof was built or replaced to the 2007 Florida Building Code or later — that code took effect 1 March 2009 — only the repaired portion has to meet current code, so a partial repair is legal however large it is. A roof permitted before that still triggers full replacement of the roof section once you pass 25% in any twelve months. We check the permit record before quoting.

What's actually included in a replacement?

Tear-off and disposal; decking inspection with rotten sheets replaced at roughly $85–$140 a sheet; deck re-nailing where the code requires it; a code-compliant sealed-deck underlayment; new drip edge and metal; valley and penetration flashing; ridge ventilation; the field material; and the permit and final inspection. Permit fees run roughly $250–$450 in Hillsborough, $300–$550 in Pinellas, $180–$320 in Pasco and $300–$800 in Orange County. If a quote doesn't itemise the dry-in and the metal, you're comparing two different jobs.

Do you offer financing?

Yes — through Service Finance, with plans starting around $99.59 a month and a 12-month no-interest option. Longer fixed-rate terms are available, and there's no prepayment penalty.

Do you pull the permit?

Always, in our own licence number. A roof replacement in every county we work in requires a permit and a final inspection. A roof done without one is a problem at resale, a problem at claim time, and a roof an insurer can decline to cover.

Why is online pricing lower than the quotes I'm getting?

Homeowner-reported averages on sites like Angi land noticeably lower — around $13,400 for Tampa and $10,500 for Orlando — because those averages mix partial replacements, single-slope work and insurance-scope jobs in with full tear-offs. A complete tear-off-to-deck replacement with code-compliant underlayment sits at the upper end of those ranges, not the middle. We'd rather explain the gap than pretend it isn't there.

“We had a great experience with JAC Builders in replacing our roof. Anthony Vargas, their roofing consultant, worked with us every step of the way and made us feel very comfortable throughout the whole process of dealing with the insurance company , HOA approval and recommending a company JAC Builders use to take down and reinstall our solar panels. JAC Builders did a wonderful job in replacing our roof at a very reasonable price. We are extremely happy with the results and highly recommend this company.”
