Roof replacement in Tampa Bay
Most Florida roofs get replaced for one of three reasons: a storm took it, the underlayment aged out, or the insurance carrier gave a deadline.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3An estimator calls you with the price. Shingle, metal or flat — a real number for your roof, not a screen guess.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Roof Replacement in Tampa Bay
A Gulf Coast re-roof is a code job as much as a roofing one. Inside the wind-borne debris region the secondary water barrier and the fastening schedule are not optional, and within a mile or two of the water the metal and the fasteners have to be coastal-grade or they will fail long before the covering does. On the older Pinellas stock we are usually the third roof the house has had, which means the decking is the part worth pricing honestly up front.
The housing stock here
The Gulf Coast housing stock is old by Florida standards. Median build years across the towns we cover run from 1969 in St. Petersburg to the mid-eighties in Tampa, which means a great many of these roofs are on their second or third covering rather than their first.
What the code asks for
Most of this coast sits inside the wind-borne debris region. All of Pinellas County does, at a locally amended 145 mph countywide, and the line through Hillsborough runs just east of downtown Tampa. That changes the assembly, not just the shingle: secondary water barrier, the fastening schedule, and coastal-grade metal and fasteners within a mile or two of the water.
The storms this market is working through
Helene and Milton in 2024 are the events this market is still working through. Helene set all-time surge records at both the Clearwater Beach and St. Petersburg gauges, and Milton gusted to 96 mph at Tampa International. Surge and wind are different perils on a policy, and the distinction decides what a claim covers.
Typical Florida range: $11,000–$20,000 for architectural shingle on a 22–26 square roof (a typical single-storey 2,000 sq ft Florida home); tile and metal run higher. A market range for comparison, not a quote — the free inspection produces your number.

Roof Replacement questions, answered
How much does a roof replacement cost in Florida?
Roofing is priced per square — 100 square feet of roof surface. A single-storey 2,000 sq ft Florida home is usually 22–26 squares once pitch and overhangs are counted; a two-storey one can be as little as 12–16. On 22–26 squares, architectural shingle generally runs $11,000–$20,000 installed ($500–$850 per square), concrete tile $25,000–$55,000, clay tile $35,000–$65,000 and standing-seam metal $20,000–$45,000. Flat systems are priced by area: modified bitumen $5–$9 per square foot, TPO $6–$11. Those are Florida market ranges, not a quote.
How long does a roof replacement take?
Most single-family shingle roofs are a one- to two-day job: tear-off and dry-in on day one, finish on day two. Tile and metal take longer — typically three to six days — because the material is heavier and the detail work around valleys, hips and penetrations is slower.
Will my homeowners insurance pay for a new roof?
Insurance covers sudden damage from a covered peril — wind, hail, a tree — not age or wear. If a storm is what started this, document it before anything else. We inspect, photograph and give you a written report. Filing the claim is your call and your conversation with your carrier; Florida law is specific about what a contractor may and may not do around a claim, and we stay on the right side of it.
Do I have to replace the whole roof, or can you repair part of it?
That depends on the 25% rule and on your roof's permit date. Florida's SB 4-D (2022, now s. 553.844(5) F.S.) says that if the existing roof was built or replaced to the 2007 Florida Building Code or later — that code took effect 1 March 2009 — only the repaired portion has to meet current code, so a partial repair is legal however large it is. A roof permitted before that still triggers full replacement of the roof section once you pass 25% in any twelve months. We check the permit record before quoting.
What's actually included in a replacement?
Tear-off and disposal; decking inspection with rotten sheets replaced at roughly $85–$140 a sheet; deck re-nailing where the code requires it; a code-compliant sealed-deck underlayment; new drip edge and metal; valley and penetration flashing; ridge ventilation; the field material; and the permit and final inspection. Permit fees run roughly $250–$450 in Hillsborough, $300–$550 in Pinellas, $180–$320 in Pasco and $300–$800 in Orange County. If a quote doesn't itemise the dry-in and the metal, you're comparing two different jobs.
Do you offer financing?
Yes — through Service Finance, with plans starting around $99.59 a month and a 12-month no-interest option. Longer fixed-rate terms are available, and there's no prepayment penalty.
Do you pull the permit?
Always, in our own licence number. A roof replacement in every county we work in requires a permit and a final inspection. A roof done without one is a problem at resale, a problem at claim time, and a roof an insurer can decline to cover.
Why is online pricing lower than the quotes I'm getting?
Homeowner-reported averages on sites like Angi land noticeably lower — around $13,400 for Tampa and $10,500 for Orlando — because those averages mix partial replacements, single-slope work and insurance-scope jobs in with full tear-offs. A complete tear-off-to-deck replacement with code-compliant underlayment sits at the upper end of those ranges, not the middle. We'd rather explain the gap than pretend it isn't there.

“I had an excellent experience with JAC Builders. Dylan Basalari walked me through the whole process and was very helpful in every aspect. And Alyson came to run the crew making sure everything was completed and picked up. After everything was approved, they were in and out and picked up in a day and a half. The roof turned out spectacular!! Thank you PAC Builders for doing an exceptional job!! I recommend them to anyone.”
“We had an excellent experience with this roofing company from start to finish. Reggie and Sonny were both a pleasure to work with, but I especially want to highlight how attentive and supportive Reggie was throughout the entire process. We were going through a significant life transition at the time, and his patience, understanding, and clear communication made everything so much easier for us. They also did an amazing job helping us navigate the insurance process, which can be overwhelming, but they guided us every step of the way and made sure everything stayed on track. The quality of the work on our new roof is outstanding, and we couldn’t be happier with the results. On top of that, the crew arrived and completed the entire job in just one day, which was incredibly impressive and convenient for our family. If you’re looking for a reliable, professional, and compassionate team, I highly recommend this company!”
