Shingle roofing in Tampa Bay
Architectural shingle is what most Florida homes get, and the difference between a 15-year roof and a 25-year roof is almost never the shingle itself — it's the underlayment, the fastening pattern, the metal and the ventilation underneath it.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3An estimator calls you with the price. Shingle, metal or flat — a real number for your roof, not a screen guess.
Nobody turns up unannounced. An estimator calls you at a time you agree to, with the price.
Shingle Roofing in Tampa Bay
Shingle dominates the inland Gulf Coast belts, and near the water the specification changes rather than the material: higher uplift rating, coastal-grade fasteners and metal, and a sealed deck underneath. Salt air is the thing that shortens a shingle roof here, and it attacks the fixings before it attacks the covering.
The housing stock here
The Gulf Coast housing stock is old by Florida standards. Median build years across the towns we cover run from 1969 in St. Petersburg to the mid-eighties in Tampa, which means a great many of these roofs are on their second or third covering rather than their first.
What the code asks for
Most of this coast sits inside the wind-borne debris region. All of Pinellas County does, at a locally amended 145 mph countywide, and the line through Hillsborough runs just east of downtown Tampa. That changes the assembly, not just the shingle: secondary water barrier, the fastening schedule, and coastal-grade metal and fasteners within a mile or two of the water.
The storms this market is working through
Helene and Milton in 2024 are the events this market is still working through. Helene set all-time surge records at both the Clearwater Beach and St. Petersburg gauges, and Milton gusted to 96 mph at Tampa International. Surge and wind are different perils on a policy, and the distinction decides what a claim covers.
Typical Florida range: $500–$850 per square installed — $11,000–$20,000 on a 22–26 square roof. A market range for comparison, not a quote — the free inspection produces your number.

Shingle Roofing questions, answered
How long does an asphalt shingle roof last in Florida?
Architectural shingles are rated 25–30 years and realistically deliver about 15–20 here. That is not our estimate — InterNACHI publishes a separate life-expectancy chart for Florida homes and puts architectural shingle at 15–20 against 30 on its national chart. Older 3-tab manages 10–15. Shingle surface temperatures push past 180°F in a Florida summer with no winter recovery period, so the asphalt binder simply ages faster.
What does shingle roofing cost here?
Roughly $500–$850 per square (100 sq ft) installed, so about $11,000–$20,000 on a 22–26 square roof. Pitch above 6:12 adds 15–25%, a second storey adds around 15% in labour, and complex geometry — valleys, hips, dormers — another 15–25%. Market range, not a quote.
What does Owens Corning Preferred Contractor mean?
It's a manufacturer credential — a vetted installer status that carries warranty requirements and lets us offer the system warranties Owens Corning backs. It means the underlayment, starter, field shingle, hip-and-ridge and ventilation all come from one system rather than whatever was cheapest that week.
Are shingles a bad choice in hurricane country?
No — modern architectural shingles are tested to high wind ratings, and correctly nailed with a sealed deck beneath them they perform well. The failures you see after storms are almost always installation failures: wrong nail placement, no starter course, or a seal strip that never bonded.
What's a sealed roof deck or secondary water barrier?
A waterproof layer that keeps water out of the house even if the shingles come off. Florida requires sealed-roof-deck underlayment on every roof replacement statewide — not just near the coast — under FBC Residential R905.1.1. On pre-2002 homes the code also requires the deck to be re-nailed with ring-shank nails at 6 inches on centre when the covering comes off. Those two things are why a Florida reroof costs what it does.
Can you match my existing shingles for a repair?
Often, yes — we'll tell you honestly when a colour is discontinued and a patch is going to be visible from the street.
Questions people ask before they call

- What does a roof warranty actually cover? Two separate warranties cover a new roof and they fail in different ways.
- How long does it take to replace a roof?A typical Florida single-family shingle roof is a one to two day job once the crew is on site: tear off and dry-in on day one, finish on day two.
- How long does a roof last in Florida? In Florida, architectural asphalt shingle realistically lasts about 15–20 years despite a 25–30 year rating, and 3-tab about 10–15.
- What is a wind mitigation inspection, and what does a roof earn on it?Florida's Uniform Mitigation Verification Inspection Form, OIR-B1-1802, was revised effective 1 April 2026 under Rule 69O-170.0155.
- How much does a roof replacement cost in Florida?Florida roofs are priced per square — 100 square feet of roof surface — and a single-storey 2,000 square foot home is usually 22–26 squares.

“We had an excellent experience with this roofing company from start to finish. Reggie and Sonny were both a pleasure to work with, but I especially want to highlight how attentive and supportive Reggie was throughout the entire process. We were going through a significant life transition at the time, and his patience, understanding, and clear communication made everything so much easier for us. They also did an amazing job helping us navigate the insurance process, which can be overwhelming, but they guided us every step of the way and made sure everything stayed on track. The quality of the work on our new roof is outstanding, and we couldn’t be happier with the results. On top of that, the crew arrived and completed the entire job in just one day, which was incredibly impressive and convenient for our family.
