A roof report is the document that decides things: whether your insurer renews you, whether a repair is worth doing, whether a storm actually did damage.

What’s the address?

We measure the roof at this exact address.

Free Roof Inspection in Greater Orlando

Inland inspections are mostly about proving remaining life at renewal on a roof that is fifteen to twenty-five years old and has never been claimed on. The other common question here is whether limb or hail damage crosses the 25 percent threshold, which is a measurement rather than an opinion -- and we put the measurement in writing.

The housing stock here

Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.

What the code asks for

Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.

The storms this market is working through

Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.

Typical Florida range: Free — inspection, photographs and written roof report, no obligation. A market range for comparison, not a quote — the free inspection produces your number.

Free Roof Inspection questions, answered

What's included in the free roof report?

Photographs of every slope, the ridge, valleys, flashings and penetrations; the material and approximate age; a condition assessment with an estimate of remaining useful life; any storm damage found and where; and a recommendation — repair, replace, or monitor. If replacement is the answer you also get an itemised estimate.

Is the inspection really free?

Yes, including the written report and the photographs, and you keep it whether you hire us or not.

Is this the same as a 4-point or wind mitigation inspection?

No. Those are insurance inspections performed by licensed inspectors and submitted on standard forms. Ours is a contractor's roof condition report. They complement each other — ours tells you what the roof needs, theirs is what the carrier files.

Do you go on the roof, or just look from the ground?

On the roof, plus aerial photography where it helps. Tile roofs get walked carefully and only where they'll take the weight.

How often should a Florida roof be inspected?

Once a year, and again after any named storm or significant hail event. Florida roofs age faster than the manufacturer's rating because of UV, heat cycling and driven rain.

Will you try to sell me a roof?

We'll tell you what we found. Plenty of these inspections end with 'it's fine, see you next year' — that's the point of doing them free.

“We had a great experience with JAC Builders in replacing our roof. Anthony Vargas, their roofing consultant, worked with us every step of the way and made us feel very comfortable throughout the whole process of dealing with the insurance company , HOA approval and recommending a company JAC Builders use to take down and reinstall our solar panels. JAC Builders did a wonderful job in replacing our roof at a very reasonable price. We are extremely happy with the results and highly recommend this company.”
