Tile roofing in Greater Orlando
On a tile roof the tile is the rain screen and the underlayment is the waterproofing — which is why a 40-year-old tile roof can look perfect from the street and leak like a sieve.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3Your price comes back ready. Shingle, metal and flat, on screen.
Nobody turns up unannounced. You get the price on screen; what happens after that is a call at a time you agree to.
Tile Roofing in Greater Orlando
Central Florida tile is mostly flat concrete rather than barrel, because the resort-style subdivisions around Kissimmee, Celebration and Poinciana were specified that way, with clay and premium profiles concentrated in Dr. Phillips and Windermere. Architectural review is common on both, and matching a discontinued profile is often the hard part of the job.
The housing stock here
Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.
What the code asks for
Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.
The storms this market is working through
Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.
Typical Florida range: $25,000–$55,000 for a new concrete tile roof; lift-and-relay re-underlayment typically $14,000–$30,000, or 40–60% of a full replacement. A market range for comparison, not a quote — the free inspection produces your number.

Tile Roofing questions, answered
How long does a tile roof last in Florida?
The tiles outlast almost everything — 40–50 years and often well beyond for concrete, 50 to 75-plus for clay. The underlayment beneath them is the clock on the system: 20–25 years for a self-adhered or synthetic system, and as little as 8–12 for organic felt in Florida heat. That is why lift-and-relay exists — you buy another twenty years without buying new tile.
What is lift and relay (re-underlayment)?
The tiles are carefully removed and stacked, the old underlayment is stripped, the decking is inspected and repaired, a new code-compliant underlayment goes down, and the original tiles go back on with replacements for whatever broke. Usually 20–30% cheaper than a new tile roof and it keeps the look of the house identical.
What does tile roofing cost in the Tampa and Orlando markets?
A new concrete tile roof typically runs $25,000–$55,000; clay runs higher, roughly $35,000–$65,000. Lift-and-relay re-underlayment is generally $14,000–$30,000 — reckon on 40–60% of what a full tile replacement would cost, which is the most useful rule of thumb on this page. Market ranges, not quotes.
Concrete or clay?
Concrete is cheaper, heavier, comes in more profiles, and fades over time. Clay holds colour almost indefinitely, is lighter per tile, and costs substantially more. Both outlive the underlayment under them, which is the part that decides your maintenance schedule.
Can I walk on my tile roof?
Not casually. Tile cracks underfoot if you step in the wrong place, and the cracks often don't show until it rains. If something needs doing up there — a satellite dish, gutter cleaning, a solar install — have someone who knows tile do it.
Can I switch from tile to shingle?
Yes, and it's cheaper up front, but check your HOA first — many Florida communities specifically require tile. You'll also need the structure evaluated, since the roof was designed for the load.
Questions people ask before they call
- Shingle, tile or metal — which roof is right for a Florida home? For most Florida homes, architectural shingle is the right answer: it is the cheapest to install at roughly $11,000–$20,000 on a 22–26 square roof.
- How long does it take to replace a roof?A typical Florida single-family shingle roof is a one to two day job once the crew is on site: tear off and dry-in on day one, finish on day two.
- How long does a roof last in Florida? In Florida, architectural asphalt shingle realistically lasts about 15–20 years despite a 25–30 year rating, and 3-tab about 10–15.
- How much does a roof replacement cost in Florida?Florida roofs are priced per square — 100 square feet of roof surface — and a single-storey 2,000 square foot home is usually 22–26 squares.
