Commercial roofing in Greater Orlando
Commercial roofing is a logistics problem as much as a roofing one: tenants, parking, deliveries, HOA notice periods, and a building that has to keep operating while the roof comes off.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3Your price comes back ready. Shingle, metal and flat, on screen.
Nobody turns up unannounced. You get the price on screen; what happens after that is a call at a time you agree to.
Commercial Roofing in Greater Orlando
Central Florida commercial roofing is hospitality, multi-family and resort-adjacent property, which makes it a scheduling problem first: the building has to keep trading while the roof comes off, and the shoulder seasons are the window. We phase building by building and work around occupancy rather than against it.
The housing stock here
Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.
What the code asks for
Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.
The storms this market is working through
Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.
Typical Florida range: Modified bitumen $5–$9 per square foot installed, TPO $6–$11; phased multi-building work is quoted per building. A market range for comparison, not a quote — the free inspection produces your number.

Commercial Roofing questions, answered
What commercial roof systems do you install?
Single-ply TPO, modified bitumen, metal, and tile or shingle on residential-style multi-family. The right system depends on slope, deck type, how much foot traffic the roof gets and what the mechanical layout looks like.
What does a commercial roof cost?
Modified bitumen typically runs $5–$9 per square foot installed and TPO $6–$11, with the range driven by insulation thickness, deck condition, tear-off versus recover, and how much mechanical equipment has to be worked around. Mod-bit is the cheaper of the two — worth knowing before anyone quotes you a single blended number. Multi-building work is priced per building.
Can you phase the work across a community?
Yes — that's the normal way we run condo and townhome projects. Building by building, with notice to residents, and every roof dried in before the crew leaves for the day.
Do you work with property managers and HOA boards?
Routinely. We'll walk the roofs, provide a written condition report per building, and give you a phased proposal with a schedule you can put in front of owners.
How long does a commercial flat roof last in Florida?
Less than the warranty suggests. A TPO membrane carries a 20–30 year warranty but realistically gives 15–20 years in Florida, and InterNACHI's Florida chart is harsher still at 10–12. Modified bitumen runs 10–20. UV is the limiting factor and reflective membranes hold up noticeably better.
Are you licensed and insured for commercial work?
Yes — JAC Builders holds a certified general contractor licence (CGC1531030) and a certified roofing licence (CCC1334352), both state-level certifications valid throughout Florida.
Questions people ask before they call
- What should I do first after hurricane roof damage?Make the house safe, stop further water entry, then document everything before it is disturbed. In that order.
- How does a roof insurance claim work in Florida?A Florida homeowner's policy covers sudden, accidental damage — a named storm, wind, hail, a tree — and does not cover age, wear or a roof that.
- How much does a roof replacement cost in Florida?Florida roofs are priced per square — 100 square feet of roof surface — and a single-storey 2,000 square foot home is usually 22–26 squares.
