Storm Damage Restoration in Greater Orlando

Central Florida's defining storm did not blow roofs off, it filled them. Ian put 7.72 inches on Orlando in a day and 16.43 inches across Osceola County, and the damage pattern inland is water finding its way in at valleys, penetrations and tree-strike punctures rather than field uplift. That is a different inspection and a different conversation with a carrier.

The housing stock here

Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.

What the code asks for

Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.

The storms this market is working through

Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.

Typical Florida range: Emergency tarping is typically a few hundred dollars and is often reimbursable; restoration scope is set by the damage. A market range for comparison, not a quote — the free inspection produces your number.

Storm Damage Restoration questions, answered

How much hail damage does it take before insurance replaces a roof?

There is no fixed number of hits. An adjuster works from a test square — usually 10 ft by 10 ft — and counts bruises or fractures within it. Enough impacts in enough squares and they total the slope; too few and you get a repair or nothing. What matters more in Florida is the date: a hail bruise that has been there two years reads as wear, not as a sudden event, and that is the ground most Florida hail claims are denied on.

Does Florida actually get hail?

Yes, but far less than the Plains states, and it is a spring and early-summer phenomenon rather than a hurricane-season one. Most roofs we are called to look at after a reported hail event turn out to have wind damage instead — lifted tabs and broken seals rather than bruising. That distinction decides which peril the claim is filed under, so it is worth getting right before anyone files.

How do I tell hail damage from normal wear?

Hail leaves round, randomly scattered bruises that feel soft under a thumb and often knock granules off in a circle; the mat underneath is fractured. Wear is uniform, follows the sun, and shows as granule loss in sheets rather than spots. Blistering looks similar to hail and is not storm damage at all. Photographs with a chalk circle and a date are what an adjuster wants.

How long do I have to file a hurricane claim in Florida?

Under the 2022 changes (SB 2-A), notice of a new or reopened property insurance claim must generally be given within one year of the date of loss, and a supplemental claim within 18 months. Those windows are much shorter than they used to be, so documenting damage early matters.

Will you help me with my insurance claim?

Yes, with the documentation — and no, not with the filing. We give you a thorough written and photographic damage report and we will meet your adjuster on the roof. What we will not do is file on your behalf, take an assignment of benefits, or offer to cover your deductible — Florida law (s. 489.147) prohibits a contractor from offering anything of value to induce a claim, and assignment of benefits is barred on policies issued since 2023. Anyone promising otherwise is telling you something that isn't legal.

What does emergency tarping cost?

Usually a few hundred dollars depending on how much area has to be covered and how steep the roof is. Keep the invoice — emergency mitigation is frequently reimbursable under the policy.

The adjuster says it's wear and tear, not storm damage. Now what?

That happens, and it's often a question of evidence rather than fact. Dated photographs of directional wind damage, creased shingles and matching damage on fences and screens make the difference. You can also request a reinspection or use the Florida Department of Financial Services mediation program.

Do you do the inside work too?

Yes. JAC Builders holds a certified general contractor licence as well as a roofing licence, so drywall, ceilings, paint, insulation and exterior repairs can be part of the same project.

How soon can you get out after a storm?

Tarping and active leaks go first, and we work through the queue by severity. Call the line for your area and you'll get a real place in the schedule, not a promise nobody can keep the week after a hurricane.

Anthony Vargas, their roofing consultant, worked with us every step of the way and made us feel very comfortable throughout the whole process of dealing with the insurance company , HOA approval and recommending a company JAC Builders use to take down and reinstall our solar panels.
