Exteriors, gutters & custom builds in Greater Orlando
JAC Builders is a certified general contractor as well as a roofing contractor, which means the work that touches the roof — gutters, soffit and fascia, reroofing under an existing solar array, and the interior damage underneath a leak — doesn't need a second company and a second schedule.
Step 1 of 2
Pricing your roof…
One momentGot it — an estimator will call.
They will want to walk the roof: the drainage, the access and the deck are what price a flat system, and none of it shows up from the air.
One contract, one company responsible — JAC is a licensed general contractor as well as a roofer.
Got it — we have your details.
You are outside Tampa Bay and Central Florida, so this is a call rather than a price. Someone will tell you straight whether we can get to you.
If we cannot, we will say so and point you at someone who can. A roofer who drives two hours to a job is a roofer who is not there when it leaks.
Got it — we have your details.
A roofer from the Tampa Bay office will call you to book your free inspection. You get the same written roof report, photographed slope by slope, and a fixed price once someone has actually been on the roof.
We do not show an instant price on the Gulf Coast. The aerial pricing tool only covers Central Florida, and a number we cannot stand behind is worse than no number at all.
- 1Drop in your address. Street and number is plenty.
- 2We call down the satellite. It photographs your roof from orbit while you wait.
- 3Your price comes back ready. Shingle, metal and flat, on screen.
Nobody turns up unannounced. You get the price on screen; what happens after that is a call at a time you agree to.
Exteriors & Custom Builds in Greater Orlando
Inland the follow-on work is more often tree strike and renovation than corrosion -- soffit, fascia and interior repairs after a limb comes through, and exterior projects on a newer housing stock where an HOA has a view on the result. One licence covers the roof and everything under it.
The housing stock here
Central Florida built later. Median build years across the towns we cover cluster between 1992 and 2006, so a large share of these roofs are reaching the end of a first covering at roughly the same time -- which is why whole subdivisions come up together.
What the code asks for
Almost none of metro Orlando is in the wind-borne debris region. Only the easternmost strip of Orange County and the rural eastern third of Osceola reach it, and several municipalities set their own design wind speed by ordinance -- Winter Park's is 139.9 mph, a tenth under the 140 threshold. Where an HOA has architectural review, colour and profile approval is a real step in the schedule.
The storms this market is working through
Ian in 2022 is the event that still defines this market, and it was a freshwater flood rather than a wind storm: 7.72 inches on 28 September was Orlando's wettest calendar day on a record going back to 1890. Inland damage here is water intrusion and tree strike far more often than uplift.
Typical Florida range: Scope-dependent — gutters are typically quoted per linear foot, renovation work per project. A market range for comparison, not a quote — the free inspection produces your number.

Exteriors & Custom Builds questions, answered
What exterior work do you do besides roofing?
Gutters and downspouts, soffit and fascia, exterior painting, siding and exterior renovation, and interior work including drywall, ceilings, insulation and paint. On solar, the work we do most is taking an existing array off for a reroof and putting it back — see below.
Can you re-roof under my solar panels?
Yes, and it is one of the jobs we are asked for most. The array comes off, the roof is replaced underneath, and the panels go back on the new covering with new flashings at every mount. It has to be sequenced with whoever holds the solar warranty, because disconnecting and reconnecting the system is their side of the line, not ours — we coordinate that rather than working around it. Several of our Google reviews are from exactly this job.
Why use a roofer for gutters?
Because the gutter, drip edge, fascia and roof edge are one detail. Split across two trades it becomes nobody's responsibility when it leaks.
Should I replace my roof before installing solar?
If the roof has less than about ten years left, yes. Removing and reinstalling an array to re-roof underneath it typically costs thousands, and some installers won't warranty panels mounted on an aged roof.
Do you handle permitted renovation work?
Yes. JAC Builders holds a Florida certified general contractor licence (CGC1531030), which covers permitted structural and renovation work statewide.
Can interior repairs be part of a storm claim?
Frequently, yes, when the interior damage came from the same covered event. Having one contractor document and perform both keeps the scope consistent.
Questions people ask before they call
- How do you finance a new roof in Florida? Most Florida roof replacements are paid for one of four ways: insurance proceeds when a covered storm caused the damage, contractor-arranged.
- How much does a roof replacement cost in Florida?Florida roofs are priced per square — 100 square feet of roof surface — and a single-storey 2,000 square foot home is usually 22–26 squares.
